Booking

Xior Student Housing for these contracts works alongside Hogeschool University Utrecht and Utrecht University. The rental period runs from August to August. Eligible applicants will be given the opportunity to register in May. It is not possible to rent longer or shorter or cancel the agreement prematurely.

It's really easy! Just follow these steps:

  • Create an applicant login (see the top right of this page).
  • Choose your residence.
  • Select a room.
  • Submit the required information.
  • Make the payments.
  • Sign the tenancy agreement.

And you're all set!

The complex has a shared laundry room and shared communal kitchens, bathrooms and toilets.
The studios are furnished and equipped with:

When finalizing your reservation, we require a deposit of 750 euro. The amount is indicated under the 1-time fee listed on the booking site.

Your deposit will be held until the end of your tenancy. If the room is delivered in the same condition you received, and if there are no outstanding payments, we will refund the full deposit.

The deposit will be refunded, if applicable, within 14 days from the official tenancy ending. This can only be processed after we receive your proof of deregistration.

A guarantor is a person who will be held responsible if the tenant can not pay what is stipulated in the terms and conditions of the tenancy agreement.

You can not sublet your room during your tenancy (for example, if you go on an international internship), and you can not transfer your room to someone else (friend / acquaintance / classmate) when your tenancy has ended.

No, these studios are only for 1 person only.

Unfortunately, this is not possible. The rooms are often still occupied by the current tenant when the new tenant books the room, hence we can not do a viewing.

If you book online, and you indicate you have a medical condition, the booking process will automatically pause and one of our Guest Service Coordinators will reach out to you.

Applicant Login: This is for people who are in the process of applying. It covers everything from starting your application to signing the contract.
Resident Login: This is for users who have signed the contract. It provides access to all your documentation and the Xior app, which we will use to keep you up to date with all the events being held in the residence, important announcements, and general news about your residence. You can also follow up on maintenance requests and rental payments via the app.

Cancellation of an agreement prior to the rental period is only possible under the following condition: Your request for cancellation of the rental agreement is submitted four weeks prior to the start of the rental period in writing via [email protected]. If you have an eligible timely cancellation request you will be refunded the advanced minus the non-refundable fees you already paid (registration fee of 25 euros and administration fee of 75 euros). In the case that you have an ineligible or untimely request for cancellation, or if you fail to show after the rental period has started, the rental contract will be terminated and you will not be refunded the first month's rent.

Possibly. Starting in January 2026, the Dutch government is changing the rules for housing allowance (huurtoeslag). These changes mean that some students may be eligible for housing allowance even if their rent is above the current maximum threshold. In such cases, you may receive allowance for the portion of your rent up to that threshold, minus your personal contribution. 

Please note: 

Eligibility still depends on factors like your income, age, and living situation. 

Students under 21 may qualify under certain conditions. 

From age 21, you may be entitled to full housing allowance (previously this started at age 23). 

The allowance will decrease more gradually as your income increases. 

The amount of rent allowance isn’t the same for everyone. It depends on things like your age, income, savings, and the base rent of your room. 

To give you an idea: 

  • Tenants aged 18–21 years can receive up to EUR 295 per month. 

  • Tenants aged 21 years and older can receive up to EUR 523 per month (2026 levels). 

So the exact amount will vary from person to person, but this gives you a good overview of the maximums. 

No. From 2026, service costs (like cleaning or caretaker fees) will no longer be included in the calculation of your eligible rent

Moving In

When the rental agreement is countersigned, you will receive an email about how to make your tenant log in. We will use the Xior app to keep you up to date with all the events being held in the residence, important announcements and general news about your residence. You can as well follow up on maintenance requests and rental payments via the Xior app.
 



 

Adding your bank account to the Xior App is essential. Not only for the return of your deposit*, but also for the refund of service charges and so on. 

Open and log in to your Xior App.

  1. Go to Payment.
  2. Select Payment Account.
  3. Click on Add Bank Account.

Please note that it can take up to 10 days for your bank account to be verified. Adding a bank account to the app does not mean you have made any payments.

After your bank account gets verified, you can activate AutoPay to ensure your rent is paid on time.

  1. Go to Payment.
  2. Select Payment Account.
  3. Activate the AutoPay Setup.

And you're all set!

We are ready to welcome you on the first day of your contract.

The room is equipped with:

  • Curtains, wardrobe, coat rack, notice board and desk with desk chair;
  • Own sink with cold water and a mirror;
  • Bed (90cmx200cm) with mattress and cover.

You need to supply your bedding and towels, cooking utensils, crockery, cutlery, and router. Our team can help you look for the best deals and offer advice on where to find everything you might need.

Living at Xior

Payments to Xior Student Housing should be made through Xior App.

Unfortunately, this is not possible.

Your rental invoice will be available on the 25th of each month in the "Documents" area at the Resident Portal. Rental invoices are due the 1st of every month.

You are responsible for cleaning your apartment and for keeping the common areas nice and clean.

No, unfortunately, we cannot allow that. Nor do we allow tenants to drill holes in the wall.

You are responsible for keeping the kitchen areas nice and clean. However, there is a cleaning service for the toilets and bathrooms. It is your responsibility to keep it tidy.

You can find the household rules, among the common areas, elevator and in the Xior App

Yes, we have washing machines in the building. You need to bring your own detergent (we only allow liquid and capsules).

Each room has access to (LAN) internet connection but you must purchase your own router to have access to a secure signal in your room.

No, animals are not allowed.

No, smoking, and this included all types of E-cigarettes and Vapes, is strictly prohibited anywhere inside the building.

No, unfortunately, you can't have guests.

You can log in to the My Xior app and make a maintenance request.

You can call the residence manager during office hours. Outside office hours, you can call the emergency line. Both contact details can be found in the My Xior App. Please note that upon checking in, you receive two keys and, when checking out, you will need to deliver two keys back to us. Each key costs 50 euros, and using an emergency key costs 50 euros.

No, for your belongings you need your own insurance coverage.

Yes, we have fire extinguishers in our buildings.

Bike storage is located in the backyard. Please make sure your bike has a lock, and when you leave, make sure your bike is secured properly. There are also bike racks outside, but these do not have a cover.

You can call the residence manager during office hours, or you may call the Utrecht office between 10h00 and 13h00 weekdays. Outside office hours (public holidays and weekends) you can call the emergency line. Both contact details can be found in the My Xior App.

Yes, there is paid parking in the basement of the building. Please contact the local team to have more information
